Konala Residential Development – A Proactive Electrical Contract Without Schedule or Cost Surprises

Konala Residential Development – A Proactive Electrical Contract Without Schedule or Cost Surprises

Konala is a growing residential area in western Helsinki, where new housing developments complement the existing urban structure. The Konala Residential Development was delivered through multiple parallel contracts and construction phases. A proactive electrical contract played a central role in maintaining smooth progress across the entire project.

Eltrea was responsible for the implementation of the electrical systems for the development. What made the project distinctive was Eltrea’s involvement already during the early design phase of the first residential buildings, in close cooperation with JM Suomi and Electrical Design Office 3S.

Early involvement allowed electrical solutions to be reviewed and refined well before construction began. As a result, cost control was improved and unnecessary overdesign was avoided. The solutions were also aligned with both the client’s objectives and the practical requirements of execution. At the same time, this created a solid foundation for the construction phase.

The scope of work covered electrical systems serving the building services as well as apartment-specific installations. As the electrical works had a direct impact on the schedules and production flow of other trades, proactive planning and overall coordination were critical to the project’s success. In practice, this way of working is based on close collaboration with construction partners and flexibility throughout the different phases of the site. It reflects Eltrea’s established approach to electrical contracting in new residential developments.

The project objectives were clear but demanding. Electrical works needed to progress precisely in line with the overall site schedule. The final outcome also had to meet high quality and safety standards, while costs remained within the agreed framework.

These objectives were achieved through thorough preparatory work and close cooperation with designers and site supervision. This created a stable and predictable foundation for the installation phase. Operating practices developed in previous projects proved particularly valuable when work phases overlapped or schedules required adjustment.

During construction, coordination needs were addressed through open communication and solution-oriented cooperation between all parties involved. Eltrea’s approach of raising issues early and proposing practical solutions was seen as a tangible benefit on site. As a result, potential disruptions could be addressed before they escalated

As Pekka Patjas, Head of Residential and Renovation Construction at Eltrea, explains:

“In Konala, Eltrea brought clarity to the site. Matters were driven forward proactively, and solutions were presented before they turned into challenges.”

Upon completion, the client achieved a clear and measurable outcome. The electrical systems were delivered to a high standard. The project schedule was maintained, and costs remained within the agreed limits. Cooperation between all stakeholders worked well throughout the development. In addition, operating practices were established that can also be applied in future residential projects.

A Proactive Electrical Contract – Three Key Priorities

  • Schedule control
Electrical works were integrated into the overall construction schedule, enabling other trades to proceed according to plan.
  • High-quality and durable execution
The electrical systems were implemented to support the long service life of the buildings and their safe, reliable use.
  • Cost certainty
Early design collaboration and proactive execution ensured budget control without unexpected cost increases.
